Financial Trends Shaping Timeshare Communities in 2026

Timeshare community managers have always operated under a different kind of pressure than traditional residential associations. Expectations are higher: no one wants to be disappointed during the one week of vacation they’ve planned months in advance.
In 2026 specifically, resort operators and community association management companies are navigating rising supplier costs, aging properties, labor uncertainty, and increasingly unpredictable operating expenses. At the same time, owners continue to expect a resort-quality experience, even as the economics behind maintaining that experience become harder to forecast.

What makes today’s vacation ownership landscape particularly interesting is how closely it reflects many of the trends shaping the broader travel industry. Flexibility has become a priority for modern travelers. Consumers increasingly expect personalized experiences, digital convenience, and travel options that fit their lifestyles rather than rigid schedules. In response, vacation ownership companies have expanded beyond traditional fixed-week models to offer points-based programs, exchange opportunities, shorter stays, multi-destination access, and a broader range of vacation experiences.

Tourism and nature are rebounding together in Jasper

Nearly two years after a wildfire entered the town of Jasper, the community wants to make it clear that it’s ready, able and eager to accommodate those who are dreaming about a vacation that has dramatic Rocky Mountains scenery as a backdrop.
Tyler Riopel, CEO of Tourism Jasper, says the community has rebounded in the wake of the July 2024 fire that destroyed numerous structures in the town and scorched part of the forest bordering it. The fire drew international attention.
“The iconic things that we all want to see in Jasper (National Park) — the mountains, the lakes — are very much intact,” Rioppel said during late May’s Rendez-vous Canada show in Toronto, in which Jasper had a booth.
Some 97% of sprawling Jasper National Park was unaffected by the fire and Riopel added that the “forest floor is greening” in the burned area, with sightings of larger wildlife — such as elk — actually increasing in fire-affected areas, thanks to easier visibility.

Arizona Lawmakers Approve Industry-Specific Timeshare Licensing Measure

Legislation sponsored by Senator David Gowan (R-LD19) to modernize Arizona’s timeshare licensing system, strengthen consumer protections, and create industry-specific requirements for timeshare sales professionals has cleared the Arizona Legislature and is now headed to the governor for consideration.
Senate Bill 1274 establishes a dedicated licensing framework for timeshare salespeople, replacing what supporters say is an outdated requirement that forces individuals who exclusively sell timeshares to hold a traditional real estate license.
Under current law, timeshare sales professionals must complete extensive real estate education and pass licensing examinations covering broad areas of real estate law and practice that often have little to no relevance to the sale of timeshare interests.

If this proposal is approved by voters, it could benefit timeshare owners.
Currently, the taxable value of a non-homestead property can increase by up to 10% per year for property tax purposes. The proposed amendment would lower that cap to 5% per year.
As a result, the maximum annual increase in the taxable value of a timeshare or other non-homestead property would be cut in half, which could help limit future property tax increases.

Palm Beach International Airport in Florida will officially be renamed for President Donald Trump in July.
According to the airport’s operator, the move is in response to a Florida law passed in March that requires the name to be updated to President Donald J. Trump International Airport.
An FAQ on the airport’s website says that final approval of the change is expected to come from the Federal Aviation Administration on July 9, but adds that it may take longer for signage and other information to be updated.
